At Patrol Property, we aim to provide a straightforward and efficient buying process, and we always work to complete within a reasonable timeframe. However, property transactions can be influenced by factors outside of our control, which may impact both timescales and our ability to proceed.
Any initial offer made is subject to contract and should be treated as provisional. A final offer will only be confirmed once all necessary due diligence has been completed, including (but not limited to) survey results, legal searches, and contract review by our appointed solicitors.
During this process, if any information arises that differs from what was originally disclosed — or if issues are identified that materially affect the property's value, condition, or marketability — we reserve the right to:
Revise the offer by mutual agreement; or
Withdraw from the purchase prior to exchange of contracts
In the event that we choose not to proceed, Patrol Property will cover any agreed costs incurred as part of our due diligence process, including survey fees and legal disbursements where applicable.
We strongly recommend that sellers do not commit to onward purchases, financial obligations, or fixed completion dates until contracts have been formally exchanged.
